Solar Case Study – Dexus Property Group | Commercial Solar Power by Energy Matters

“Energy Matters delivered a solar solution on time and within budget.” As part of the NABERS Energy Improvement program, DEXUS Property Group decided to install a 45kW solar power system on the roof of one of its Canberra properties.

Energy Matters’ technical engineering team carefully analysed the building’s electricity consumption across all seasons before determining the system size. Using the Ullrich Aluminium solar system in Hume (ACT) as an example, the team ensured that even in the unlikely event that optimal commercial solar conditions and the building’s lowest annual electricity load happen simultaneously, the amount of electricity exported to the grid would be kept to a minimum.

Installation challenges and execution

The Dexus property, a seven-storey commercial building, housed several government departments and was located near the busy Garema Court shopping precinct. Its central location presented significant logistical and operational challenges.

Energy Matters’ Commercial General Manager, James Walker, highlighted the project’s complexity:

“There were a lot of details we had to factor in while planning this project. Traffic management, lifting panels onto a high rooftop, and ensuring zero street disruption were all critical considerations. The entire installation had to be completed over a weekend to avoid impacting local activity.”

Project results and environmental impact

Upon completion, the Dexus Property Group solar installation achieved several measurable outcomes:

  1. Energy production:
    • Generated approximately 73 MWh annually, offsetting a significant portion of the building’s grid electricity consumption.
  2. Environmental benefits:
    • Prevented around 89 tonnes of CO₂ emissions each year, equivalent to removing nearly 19 cars from the road annually.
  3. Improved NABERS rating:
    • The solar upgrade contributed to a higher NABERS Energy Rating, improving the property’s market appeal and tenant satisfaction.
  4. Reduced energy costs:
    • The installation delivered ongoing electricity cost savings, improving operational profitability and asset sustainability.

According to Paul Wall, Dexus Capex and Energy Manager:

“Energy Matters has delivered a solar solution on time and on budget, improving our NABERS rating, enhancing the building’s value, and reducing our electricity costs.”

This successful collaboration demonstrated how commercial solar energy in Canberra can support corporate sustainability, regulatory compliance, and long-term financial performance.

The Dexus Property Group solar installation proved that with expert design and precise execution, commercial buildings can achieve tangible environmental and economic benefits. Energy Matters delivered a system that improved efficiency, reduced emissions, and boosted property value—all while meeting tight project timelines.
