Ongoing talks about the transformation of the former Brompton Gasworks in Bowden, Adelaide, continue, and the latest update is the project now has a lead design. 

Forum will design the master-planned village and will work together with MAB Corporation and Renewal SA. According to Forum Director Ed Mitchell, “Forum is very excited to partner with MAB to revitalise the former Brompton Gasworks site,” he said.

A sustainable and renewable project

The development aims to achieve a 6-Star Green community rating, representing world leadership in environmentally sustainable practices. For the first time in South Australia, the power across the project will be delivered through 100 per cent renewable energy provided through rooftop solar

In addition, the community will consist of zero-carbon affordable apartments

This will remove source contamination from the site, making it safe for future generations. Additionally, this will help save taxes because it will reduce the government’s overall capacity expenditure by $66.5 million. 

Renewal SA Chief Executive Chris Menz said, “The former Gasworks site has always been part of the long-term vision for the completion of the award-winning Bowden redevelopment, and MAB has an unrivaled ability to deliver on complex planning outcomes for major projects and an established track record of creating outstanding public places.”

The project will see the adaptive reuse and restoration of former gasworks structures and tunnels in the Heritage Quarter with a 120-room hotel and a commercial and retail space that is almost four times bigger than Plant 3 and Plant 4 combined. There will also be an employment hub home to 750 to 1,000 people. 

Remediation works that will be headed by a Tier 1 group of environmental specialists, such as Enviropacific, Senversa, and BlueSphere will start early this year and will take around 24 months.

This is a 12-year project with a $459 million budget consisting of 800 new homes, whilst 15 per cent will be allotted for affordable housing.

Upon project completion, there will be 207 townhouses, 305 market sales apartments, 120 Nightingale Housing, and up to 200 build-to-rent and aged-care dwellings. 

There will be 1.5 hectares of publicly accessible open space that will have gardens, parks, play spaces, bike paths and walkways. The open space will also be integrated with the existing Bowden Precinct, and nearby train and tram stops. 

David Hall, MAB’s Chief Operating Officer said, “We are proud to be revitalising the former Brompton Gasworks site as part of a project that will generate significant economic, social and environmental benefits for South Australia.”

Data from National Energy Market (NEM) showed that wind and solar contributed, on average, 103.5 per cent towards the state’s energy demand. 

It should be noted that no coal was used during this time, whilst gas accounted for 5.9 per cent of electricity when renewable sources were not enough to power the state points at night.

Also, during this time, the average cost of megawatt hours dropped to -$26.35.

With this, a lot of experts expect more significant milestones and could see the state powered by green energy for a month by early this year. 

In fact, in March, SA will aim to reach 100 per cent of only just renewable energy.
