Wednesday saw the opening of what the NSW Government is calling “one of the most advanced Social Housing developments in the State”,  a 5 Green Star rated public housing project, complete with solar electricity and solar hot water systems.

Situated at Lilyfield, the new units replace 40 original units in 12 two storey blocks constructed in the 1950s that had become too expensive to maintain.

“By embracing green building principles, the Keneally Government is providing a more sustainable environment for public housing occupants, who will benefit from lower energy and water bills as well as a happier, healthier place to live,” said Housing Minister Frank Terenzini.

Mr Terenzini  stated the new complex was the greenest social housing project in the country.

The HBO+EMTB development consists of 24 single-bedroom units, 58 two-bedroom units and 6 three-bedroom units. All 88 apartments have natural ventilation and with a strong focus on energy efficiency in its design, there is no air conditioning. Given its proximity to public transport and other infrastructure, there was no need for off-street parking; which represented a significant cost-saving.

Energy efficiency features include a passive solar design, solar power systems to help provide green electricity, solar hot water systems, rainwater harvesting and compost bins.

In regard to the composting, a community vegetable garden will be established to encourage residents to grow their own food.

Romilly Madew, Chief Executive of the Green Building Council of Australia said the development is one of few residential projects to score the rating.

The redevelopment is part of  the Keneally Government’s “Inner West Strategy” that will deliver 228 new homes in the Inner West; close to services and transport.
